This agreement is between you and HardRester Digital Inc. (operating as Showhomes Now).
These Terms govern your use of the website and related services offered under the name Showhomes Now at https://www.showhomesnow.com. Last updated: May 22, 2026.
These Terms of Service ("Terms") govern your access to and use of the website and related services operated by HardRester Digital Inc. (operating as Showhomes Now) under the name Showhomes Now(collectively, the "Service") ("we", "us", or the "Operator"). By creating an account, accessing, or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
The Service is offered in English. These Terms are governed by the laws of Alberta, Canada and applicable federal law, subject to mandatory consumer protections where you live.
HardRester Digital Inc. (operating as Showhomes Now) operates an online platform focused on Alberta that helps users discover showhome and new-build listings on a map, open public listing detail pages, plan multi-stop visit routes, and - for eligible accounts - publish or manage listings from a dashboard. Some listings are submitted or maintained by listing contacts and builder representatives; others are compiled from publicly available builder or developer sources and displayed for discovery. We host, format, and display that information as a technology service.
The Service is currently provided without charge for map search, browsing, route planning, and listing management features available to your account type. We may add, change, or remove features from time to time. We will post material changes on this page or in the product where practicable.
We are not a real estate brokerage under these Terms and do not represent buyers, sellers, tenants, or landlords. We do not guarantee the accuracy, completeness, legality, or availability of any listing. Any transaction, representation, or professional relationship is solely between you and the relevant parties.
Some listing information on the Service is compiled from publicly available builder or developer websites and similar sources ("Imported Listings"). Other information is supplied directly by listing contacts, builder representatives, agents, or other publishers ("Publisher Content"). Both may appear on the map and on public detail pages alongside listings maintained through publisher accounts.
Imported Listings are provided for discovery only. They may be incomplete, outdated, or inaccurate (for example address, map pin, viewing hours, pricing, model name, or availability). They may not reflect the current state of a source website. We do not independently verify Imported Listings before display unless we say otherwise for a specific feature.
ALL LISTING INFORMATION, PUBLISHER PROFILES, AND CONTACT DETAILS ON THE SERVICE ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. You are responsible for confirming details - including address, hours, pricing, availability, and the identity of anyone you contact - with the relevant builder, developer, or listing contact before relying on them or visiting a property.
We do notscreen, endorse, or guarantee the honesty, good faith, licensing status, professional competence, or conduct of any builder representative, listing contact, agent, or other publisher. Showing a listing, enabling contact reveal, or displaying a "verified" label does not mean we vouch for that person or entity. Any interaction, contract, or dispute between you and a publisher is solely between you and that publisher.
On public listing pages we may offer controls that let you request a publisher's phone number and email address ("contact reveal"). When you use those controls you are asking us to disclose publisher contact details made available through the Service. You agree to use revealed contact information only for lawful follow-up connected to that listing or a related inquiry publishers would reasonably expect.
Publishers remain responsible for the accuracy of the information they post, their regulatory and brokerage duties, marketing rules (including Canada's anti-spam law, CASL, where it applies when they communicate with you), and how they handle leads.
To operate aggregate statistics and protect the Service, we process certain engagement signals (such as listing views, contact reveals, and route-planning events) in line with our Privacy Policy. Where you are not signed in we may derive a pseudonymous identifier from your network address for deduplication - not for selling personal information.
Accounts are authenticated through Clerk and may support email or social login options we enable. Your relationship with Clerk is also governed by its terms and privacy notices.
You are responsible for safeguarding your credentials and activity under your account. Provide accurate profile information and keep it current. You consent to receive service and account notices electronically - security warnings, policy updates we post materially, and similar operational messages.
When you delete your account (including through flows your identity provider exposes), we may permanently delete listings, profile rows, and other User Content you created in our databases subject to backups and legal holds described in our Privacy Policy.
Copies of communications or contact information that another user or publisher already received outside our control may remain with that recipient. Publishers should retain their own lawful records independent of the Service where required.
You may submit content such as listing details, images, schedules, and descriptions ("User Content"). You retain ownership of your User Content subject to the license below. You represent and warrant that you have all rights necessary to post User Content, including consents from property owners, brokerages, or other rights-holders where required, and that User Content does not violate law or third-party rights.
You grant HardRester Digital Inc. (operating as Showhomes Now) a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display, distribute, and create technical copies of User Content as reasonably necessary to operate, secure, and improve the Service (including maps, thumbnails, CDN distribution, backups, and disclosures to service providers acting on our instructions). The licence ends when you remove User Content except that reasonable archival, backup, residual, or depersonalised copies may persist for a limited period.
We may review professional accounts and listings for consistency with our policies and the information you submit. That process is not an endorsement by a regulator and is not an independent audit of licences, regulatory registration, or good standing.
You remain solely responsible for truthful profiles, advertising rules, brokerage policies, and professional obligations.
If the Service shows a "verified" label, it means only that we completed internal checks under our current process. It does not guarantee accuracy, licensing, or fitness for a particular purpose.
If you publish listings, you are responsible for their accuracy and for compliance with licensing, brokerage, and advertising rules that apply to you (including professional expectations in Alberta where applicable). See also Agent verification and Listing contacts and engagement data.
When visitors interact with your listings you may receive information through the Service (including contact details they choose to reveal). You must use that information lawfully, honour CASL and other marketing rules, and may not sell or misuse lead data. We may suspend features if we reasonably believe you are mishandling personal information.

The Service, including its design, branding, and software (excluding User Content), is owned by HardRester Digital Inc. (operating as Showhomes Now) or its licensors and is protected by intellectual property laws. Except as expressly allowed in these Terms, you may not copy, modify, or distribute our proprietary materials without prior written consent.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS.
Without limiting the above, we make no warranties about Imported Listings, Publisher Content, map pins, viewing hours, pricing, or any third-party information accessible through the Service. See Imported listings and third-party information.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT SHALL HARDRESTER DIGITAL INC. (OPERATING AS SHOWHOMES NOW) OR ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, OR SUPPLIERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE OR YOUR RELIANCE ON ANY LISTING, IMPORTED LISTING, PUBLISHER CONTENT, OR PUBLISHER CONDUCT. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE SHALL NOT EXCEED ONE HUNDRED CANADIAN DOLLARS (CAD $100).
Some jurisdictions do not allow certain limitations; in those jurisdictions our liability is limited to the fullest extent permitted by law.
You will defend, indemnify, and hold harmless HardRester Digital Inc. (operating as Showhomes Now) and its affiliates from and against any claims, damages, losses, and expenses (including reasonable legal fees) arising out of your User Content, your use of the Service, or your breach of these Terms, to the extent permitted by law.
We may suspend or terminate your access if we reasonably believe you violate these Terms, create risk, or harm other users. You may stop using the Service at any time. Provisions that should survive will survive termination.
We may update these Terms. We will post the revised version on this page and update the "Last updated" date. Continued use after changes constitutes acceptance where the law allows. If you disagree, stop using the Service.
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable there, without regard to conflict rules. You and we agree to attempt to resolve disputes informally by contacting privacy@showhomesnow.com before starting formal proceedings.
Subject to mandatory consumer protections where you reside, the courts located in Alberta have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service that is not resolved informally.
