Personal information collected through the Service is controlled by HardRester Digital Inc. (operating as Showhomes Now), with principal operations in Canada. Showhomes Now is the public brand name; privacy inquiries may be directed to the legal entity above.
We comply with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and, where applicable, substantially similar provincial and territorial privacy legislation (including Alberta's and British Columbia's Personal Information Protection Act, each commonly referred to as PIPA).

When you browse a listing we record engagement events (for example a view) to power statistics for listing publishers. When you click to reveal phone or email for a listing publisher, we log that request and return the contact details they stored. Those events may include a pseudonymous network hash if you are not signed in so we can deduplicate counts without keeping your raw IP address in that particular database field.
Publishers who receive your outreach are independent of us. They must comply with CASL, privacy statutes, and professional advertising rules. See also Terms of Service - listing contacts.

Under PIPEDA and substantially similar provincial privacy laws (including Alberta and British Columbia PIPA), we collect, use, and disclose personal information with your knowledge and meaningful consent where required, as necessary to provide the Service you request, for purposes a reasonable person would consider appropriate in the circumstances (including security, platform integrity, and product analytics described in this Policy), and where required by law. For lower-sensitivity analytics used to operate and improve the Service, we rely on the notice in this Policy and your continued use of public pages, together with the choices described under PostHog product analytics and Your choices. If we introduce advertising, cross-site profiling, or other higher-sensitivity tracking, we will update this Policy and obtain express consent where the law requires it.

We do not sell personal information. We disclose information where law, court order, or emergency safety considerations require it.
We use PostHog to understand how people use public pages of the Service (for example marketing, search, listing, and legal pages). This helps us measure traffic, find usability problems, and improve discovery and reliability. PostHog is not used for third-party advertising networks, cross-site retargeting, or selling personal information.
Depending on how you browse, PostHog may receive or generate information that can be personal information under Canadian privacy law when it can identify you alone or combined with other data, for example:
We configure PostHog so authenticated publisher and admin dashboard routes (/agent, /admin, and /onboarding) are not captured, and so sensitive query parameters (for example one-time confirmation tokens) are omitted from reported URLs before events are sent.
Cross-border processing: PostHog Cloud typically processes analytics data on infrastructure outside Canada (commonly the United States, or the European Union if an EU project host is configured). By using the public Service, you acknowledge that analytics information described in this section may be transferred to and stored in those jurisdictions. We remain accountable under PIPEDA (and applicable provincial PIPA) for personal information transferred to PostHog for the purposes stated here. See PostHog's privacy documentation for PostHog's own practices.
Retention:Analytics events are retained in PostHog for as long as needed for the product-improvement purposes above, then deleted or aggregated according to our PostHog project settings and PostHog's retention controls, unless a longer period is required for security, dispute resolution, or law.
Your choices and rights: You may limit analytics by blocking scripts or clearing site data in your browser (see Your choices). That may reduce what we can measure but does not affect core search and browsing. Subject to applicable Canadian privacy law, you may also request access to, correction of, or deletion of personal information associated with your use of the Service - including, where feasible, analytics identifiers we can reasonably locate - by contacting support@showhomesnow.com. You may complain to the Office of the Privacy Commissioner of Canada or an applicable provincial privacy regulator (see Your rights).
PostHog analytics is separate from listing engagement events we store in our application database for publisher statistics (see Listing visits and publisher contact reveals).
We retain personal information only as long as needed for the purposes above, legal claims, auditing, backups, or as required by law. Account deletion flows remove most application data promptly, but backups and logs may persist for a limited period before they are overwritten. Publishers should export lead data they legally need outside the Service.
We maintain administrative and technical safeguards (TLS, scoped access controls, and hashed identifiers where described). No electronic system is perfectly secure; report suspected compromises to support@showhomesnow.com.
Subject to applicable law, you may request access to, correction of, or deletion of your personal information, or withdraw consent where processing is consent-based (understanding that some features may then be unavailable). You may complain to the Office of the Privacy Commissioner of Canada or the applicable provincial or territorial privacy regulator where one applies (for example the Office of the Information and Privacy Commissioner of Alberta or the Office of the Information and Privacy Commissioner for British Columbia).
